How Driveway Sealcoating Works

  1. On-Site Assessment

    Walk the driveway to check current seal condition, note any cracks, and look for drainage issues or oil staining. We tell you upfront if crack filling needs to happen first.

  2. Crack Filling (If Needed)

    Cracks wider than 1/4 inch get filled with hot-pour rubber sealant before anything else. A crack that goes into a Wasatch winter unsealed comes out wider in spring.

  3. Surface Prep

    Blow out debris and vegetation from the surface and joints. Oil spots get degreaser treatment. The driveway has to be dry and above 50 degrees Fahrenheit before the sealer bonds.

  4. Two-Coat Application

    We apply two coats of protective sealer. The first coat locks into the pavement. The second builds the thickness that blocks UV and resists road salt. Edges are cut in carefully to avoid overspray on landscaping.

  5. Cure Window

    Stay off it on foot for 4 to 6 hours. Keep vehicles off for 24 to 48 hours. Cooler temperatures slow curing, so we factor in overnight lows before we schedule.

Scheduling Your Driveway Sealcoating

The application window in the Salt Lake Valley runs from late April through early October. Surface temperature has to be above 50 degrees Fahrenheit for the sealer to bond properly. If you are in Cottonwood Heights, Holladay, or upper Draper, note that late-May temperatures at those elevations can still drop below 50 degrees overnight, so we time applications to a settled warm stretch rather than the first warm week of spring. HOA communities with multiple driveways get phased scheduling so residents always have access to at least part of the common area.

How often should I sealcoat my driveway in Salt Lake City?

My driveway was just repaved. Can I sealcoat it right away?
No. New asphalt needs 6 to 12 months to fully cure and off-gas the oils from the mix. Sealing too early traps those oils, which softens the surface and shortens the life of both the asphalt and the sealer. Most new construction driveways in Herriman, South Jordan, and Riverton are ready for their first sealcoat in the following spring or summer.
What is the difference between the sealcoat you use and the stuff from the hardware store?
Commercial-grade asphalt emulsion sealer is applied in two coats by machine and bonds at a molecular level when the surface is properly prepped. Hardware-store sealers are thinner, water-based products designed for homeowner brush or squeegee application. They wear through faster, especially on driveways with daily vehicle traffic. For a surface that takes sun and freeze-thaw every year, the commercial product holds significantly longer.
What happens if it rains shortly after sealcoating?
Rain within the first 4 to 6 hours can wash out fresh sealer before it cures. We check the forecast before scheduling any job and will not apply if rain is likely within 24 hours. If unexpected rain hits a fresh application, we assess the damage and recoat affected areas at no charge.
