When Your Lot Needs Temporary Striping

  • Active construction is underway and the public still needs lot access. Temporary markings direct traffic through the live portion and keep pedestrians out of the work zone.
  • You are hosting a one-day or multi-day event and need a clear stall layout on unmarked asphalt, gravel, or grass.
  • A section of the lot is being sealcoated or resurfaced in phases. Temporary markings keep completed sections operational while work continues on the rest.
  • Existing striping has been covered or destroyed by construction staging, equipment storage, or material placement and is no longer visible to drivers.
  • A permanent restripe is scheduled but the lot needs to function in the meantime and the current lines are too faded to direct traffic reliably.

How Temporary Striping Works

  1. Project Type Assessment

We determine which material is right based on your timeline, surface type, and whether markings need to be removable. A one-day event lot needs a different solution than a three-month construction phase.

  2. Material Selection

Water-based paint fades in 60 to 90 days under traffic and UV, right for most event and short-phase applications. Removable tape has zero cure time and peels clean for events where no paint residue is wanted. Solvent-based paint holds three to six months for longer construction phases. We do not use thermoplastic for temporary work because removal requires grinding and adds significant cost.

  3. Surface Check

Surface must be dry and above 50 degrees Fahrenheit for water-based paint to bond. On fresh asphalt, we wait a minimum of 24 hours before applying any markings. In SLC's summer heat, we apply before 10 a.m. or after 4 p.m. to avoid surface temperatures that affect cure quality.

  4. Application

Stall lines, directional arrows, and ADA-compliant accessible spaces applied per project specs. ADA accessible stalls are required on any lot open to the public, regardless of whether the striping is temporary.

  5. Removal Plan

We document the material used and its expected fade timeline. If temporary markings need to be physically removed before permanent striping, we schedule line scrubbing at the end of the phase so ghost lines do not show under the final paint.

What Temporary Striping Costs in Salt Lake City

Cost depends on the material, stall count and linear footage, and whether removal is part of the scope. Water-based paint is the lowest-cost option for most event lots and short construction phases. Removable tape costs more per foot but saves on removal later. Solvent-based paint sits in the middle on cost and is the right call for phases that run several months. We provide written quotes by material type and footage after confirming your timeline.

Factors that affect price

  • Material type: water-based paint, solvent-based paint, or removable tape (each has different per-foot cost and removal implications)
  • Total stall count and linear footage of markings required
  • ADA accessible stall scope (required on any lot open to the public)
  • Removal: passive fade versus scheduled line scrubbing at phase completion
  • Turnaround: same-day and next-day scheduling carry no premium over standard lead time

Scheduling Your Temporary Striping

Event lots typically need same-day or next-morning turnaround and most event striping is applied the evening before or early morning of the event. Construction sites and phased resurfacing projects are coordinated with the general contractor schedule so markings are in place before each zone opens to traffic. We work overnight and on weekends for active commercial properties where daytime closure is not an option.

  • Same-day and next-day scheduling available for event lots
  • Overnight and weekend application for active commercial and construction sites
  • Coordinated timing with GC and resurfacing contractor schedules on phased projects

FAQ

Temporary Striping: Frequently Asked Questions

How long does temporary striping last?
Water-based traffic paint fades in 60 to 90 days under normal outdoor conditions. At Salt Lake City's altitude, higher UV exposure can accelerate that timeline on exposed lots. Solvent-based paint holds three to six months. Removable tape holds as long as needed but edges can lift under repeated heavy vehicle contact, so it works best on smooth, light-traffic surfaces or for event lots where the lot will not be driven on continuously.
Does a temporary or event lot still need ADA-compliant accessible parking?
Yes. ADA Title III applies to any parking facility open to the public, regardless of whether it is temporary or event-only. The temporary exception under ADA does not apply to parking. Every temporary lot must have at least one accessible stall per 25 total spaces plus a van-accessible stall, with the same dimensional requirements as a permanent lot. We include ADA layout in every temporary striping project.
What is the difference between temporary and permanent striping paint?
Permanent striping uses industrial-grade traffic paint or thermoplastic designed to last one to several years. Temporary water-based paint uses a thinner formulation that degrades under UV and traffic within 60 to 90 days. The surface prep requirements are similar but the application is faster and the material cost is lower. Both require a 50-degree-Fahrenheit surface minimum to cure correctly.
Can temporary markings be applied to fresh asphalt or fresh sealcoat?
Fresh asphalt needs at least 24 hours before temporary markings are applied, longer in cool weather when bleed-back oils are slower to off-gas. Fresh sealcoat needs 48 to 72 hours. Applying paint over uncured asphalt or sealcoat causes blistering and peeling within days. We coordinate the timing with your paving or sealcoat crew so the markings go down at the right window.
